Our Process

Our process is simple and commitment-free.

Provide us with your Broker Submission file and we will take care of all the paperwork for you!

Communication and time-frames: Most new file submissions, conditions, and inquires are addressed within hours. 

We also make sure to CC you on any important emails so you stay updated on your file's status and milestones.

Trial a file with us and you'll want to send us your entire future pipeline.

We are committed to your success! Remember, we don't get paid until you get paid!

​Our biggest request of our Brokers is to provide us with ACCURATE data on the 1003 (3.4 MISMO).

*Accurate data is VERY important. We can only process your file as accurately as the data that is given to us.*

Broker Submission

When you have a file ready for us to work, simply fill out our TPP Submission Sheet, get us a copy of all your Borrower's qualifying credit documents listed on our TPP Submission Sheet, and provide us with an ACCURATE digital 1003 (MISMO 3.4 file). We'll handle the rest!

 

Appraisal Order

Based on your request with your Broker Submission, we will order the Appraisal as soon as the 'Intent to Proceed' has been executed, or once the Approval and conditions  have been released for review. As soon as we have Appraisal payment info and authorization, we will order the Appraisal ASAP at your request.

Pre-Submission Check

Once we've accepted your file, we will reach out to Escrow for their Fee Sheet, upload your 3.4 MISMO file to our Point software for a pre-review of qualifying data, and perform a pre-underwrite of your file for any Red Flags. Should we see any complications, we will reach out to you prior to the Lender seeing the file.

PTD & PTF Conditions

When the Conditional Approval has been released by the Underwriter, we will compile a detailed list of Borrower required conditions and email them to you to discuss with them.

Meanwhile, we will reach out to obtain all third-party documents, including, but not limited to: EOIs with RCEs, Verifications, Payoffs, Title conditions, HOA Certs, and any needed LOEs to be Docusigned by the Borrower.

Lender Sub & Disclosures

After our pre-review of your loan, we will upload the final 3.4 MISMO file and all supporting documents to the Lender of your choosing. If available, we will obtain an AUS Certificate and get disclosures compiled. Once the disclosures have been released, we will reach out to you to follow up with your Borrower for execution.

CTC, CDs & Closing

As your file moves through milestones, we will gather the final figures to have the Closing Disclosure released. We will also work with the Lender to obtain a Clear to Close status, and follow-up with Escrow and the Closing Department to ensure a smooth closing process. We want to get you your Broker Check as quickly as we can. We don't get paid until you get paid!
